When is flood insurance required?
Flood insurance is required by federal lawif you have a federally backed mortgage (FHA, VA, USDA, or conventional through a federally regulated lender) and your property is in a Special Flood Hazard Area (SFHA) — that's any zone that starts with A or V on FEMA's flood maps.

How much does flood insurance cost?
Under FEMA's Risk Rating 2.0 pricing (effective since April 2023), premiums are based on individual property risk factors rather than just flood zone. Typical annual costs range from:
- Zone X (low risk): $400-$600/year for a Preferred Risk Policy
- Zone AE (high risk): $800-$3,000+/year depending on elevation, building type, and coverage amount
- Zone VE (coastal): $2,000-$10,000+/year — coastal properties face the highest premiums
