What is a FEMA flood zone?
FEMA flood zones are geographic areas defined by the Federal Emergency Management Agency according to varying levels of flood risk. They range from high-risk zones (A, AE, V, VE) where flood insurance is typically required, to minimal-risk zones (X) where it's optional.
Do I need flood insurance?
If your property is in a Special Flood Hazard Area (SFHA) — zones starting with A or V — and you have a federally backed mortgage, flood insurance is required by law. Even outside these zones, it's often recommended since about 25% of flood claims come from moderate and low-risk areas.
How accurate is this tool?
We query FEMA's official National Flood Hazard Layer (NFHL) in real-time, the same data source used for official flood determinations. However, this tool is for informational purposes only and is not a substitute for an official FEMA Flood Determination or Elevation Certificate.
Is this tool really free?
Yes. The basic flood zone lookup is completely free with no signup required. We use publicly available FEMA data and the US Census Bureau geocoder.
